Hello!
We are excited to open our home to you!
Our family decided to welcome guests visiting Summit County, Colorado, and are so happy we did! We have loved our guests, and enjoy doing what we can to ensure their time at our home & around Summit County is wonderful!
Little Back Info:
The decision to become Hosts was out of a need to pay our living expenses -> due to health issues I have not been able to find full time - long term employment the last three years. Hosting allows us to pay property lot fees, utilities, food, bills, insurance, and invest in my sons future. It has also allowed me to begin my own business.
July 4th Weekend 1998, I moved to Summit County, and my parents followed me up here 2015 (they lived in front range previously). They are our neighbors, own the home, and are awesome!
I am a single mom of an awesome 16 yr old boy, and we love living life outside: Camping, Snowboarding, Exploring. And we love living in the mountains of ColoRADo!
We are devoted to making peoples stay/vacation as great as we can; I very much look forward to making your stay delightful! We look forward to hosting you, your friends, your family, and your fury baby too - yep, we are Pet Friendly! And we are Cannabis Friendly!

Located in Swan Mountain Village, Summit Cove/Dillon, we are in a very beautiful area, with views of the Continental Divide, Tenderfoot, and Swan Mtn. And with very little light pollution the nighttime views are (more often) phenomenal!
Property: We have been told our property is cute, charming, and when in full bloom - beautiful!
Tons of Amenities all around home & community.
Lake Dillon is a quick walk and allows (ice) fishing, boating, kayaking, kite boarding, dogs, and more - just no humans allowed in the water.
Swan Mtn Rec Path runs behind us.
Hiking & Biking Trails all around us: We back onto National Forest.
Great local Restaurants & Liquor Store at entrance to Summit Cove.
Bus Stop at front of Summit Cove: buses that will take you to Keystone, Breckenridge, Dillon, and Silverthorne without having to transfer (depending on time of year). Transfer Buses enable you to go to Frisco and Copper Mtn.
Close to Keystone (Resort: 5 min drive) and Loveland Pass.
Quick drive to Breckenridge, Frisco, Dillion, and Silverthorne.
Disc Golf Courses across Hwy 6 from Summit Cove, as well as in Frisco, Copper ++

Located in a Family Friendly Neighborhood - there is a community park and there are lots of kids.
We have set up the Room as an Efficiency Studio with a Kitchenette. Due to Coronavirus we cannot allow guest access to the main house kitchen for short term stays. The kitchenette in the guest room does have a mini fridge, microwave, toaster oven, and coffee maker, as well as dishes, utensils, cups, basic seasonings, and more. Plus there is a grill outside. We provide our guests with teas, coffee, and a variety of BreakFAST Options: Oatmeal, Fruit, Bars, Muffins, Yogurt, and more. (Let us know of preferences & food allergies.)
Dogs: We do not have a pet deposit to cover damages, so PLEASE if your pet has an accident let us know so the problem can be remedied - Worst case you have to pay for damage. Otherwise, I will have to stop allowing pets and that would be bummer for all. PLEASE be respectful & considerate. ♡ Pets Allowed With Pre-Approval & Pet Fee - flat fee of $35 (cash) that will be due during your stay. If you bring a pet without approval you will be asked to leave without refund. >> The amount of cleaning that happens after a pet has stayed in the room is about double (to deal with fur, dander, etc).
When the hill behind the house is covered in snow: So long as you don’t mind hiking you can shred right out the backyard when there is enough snow. One year we even had a quarter pipe in the yard. We have built jumps on the top of the hill behind us, and jumps coming into the yard.
Super Awesome: We have 2020/2021 Kemper Snowboard Rentals, so you only have to worry about packing your boots & bindings!
This is Not a Vacation Property/Hotel/Motel; the room is in our Family Home.
Cannabis use is totally OK, just follow these Rules:

Clean up any ash/spilt water or similar
Absolutely No Smoking Joints/Blunts/Cigars/Cigarettes in the house, but it is totally fine to do so outside - use cigarette receptacles outside. Dab Rigs are never allowed due to fire danger.
(Cannabis is used on our side of the house daily.)

We have 2020/2021 Kemper Snowboards you can rent during your stay, so all you have to bring is your bindings & boots.
Guest Interaction:
Because we need to be able to communicate guests and I do not speak any languages other than English, I sadly only take reservations from English Speaking Guests to ensure an enjoyable stay for all. Please be understanding.
We keep to ourselves and are pretty low-key, but I am a single mother of a 16 yr old boy, so there is that lol I have anxiety, so because of this am not the most interactive. Please do not take offense!!! We stick to our rooms for the most part when guests are staying with us, which are on opposite end of house from Guest Room. There is a division between guests & our side of house for our guests privacy. For CoVid we are keeping it closed for all stays under 7 days.
* We follow all local CoVid Lodging Guidelines, and leave a minimum of 24 hours between guests - usually closer to 36 hours. *
We are here to make your trip great! But please know there will be times I am not able to answer messages right away, so please be patient.
My parents (Pat & Rudy) live four houses down from us and their hospitality is extended to you: they can be contacted for emergencies, questions, and similar if I am not available. They may not be able to respond right away as they do work and keep very busy.
Patience & Understanding is extremely Appreciated when it comes to messaging and phone. ...I put this forth as I recently was in an accident and was in the trauma ward for two days - unable to contact our guest for almost 3 days inlcuding the night I was brought into ER. The guest had my parents contact information but chose not to use it. When he could not reach me he decided to leave and then demanded a refund for the remainder of his stay, of which he did not get.
There are times we will be getting a project done around the house/property (upgrades & maintenance) - mainly once snow melts until snow flies - so please be understanding and use caution. We aim to continually improve the property for our guests.

Summit Cove has a "strip mall" on the right when you pull into Summit Cove off Swan Mtn Road - Food & Drink: Last Chance Pizza, the Bottle Shop, the Pour House, and the Calla.
(City Market is in Dillon and approx 10 minute drive from our house.)
Summit Cove is surrounded by National Forest, Rec Paths, Hiking & Biking Trails, the Lake Dillon Cove Inlet & much more!!
Our home backs onto Swan Mountain, the Swan Mtn Rec & Bike Path, and has AMAZING views of the Divide!
Getting Around:
There is a Summit Stage Bus Stop at the front of Summit Cove - there are routes that can take you anywhere in Summit County. It is about a 10 minute walk to the bus stop.
You can walk from our home to the front of Summit Cove & Lake Dillon in about 10 minutes, and the Bike Path will take you all the way into Dillon, or on the opposite side, Keystone.
There is Uber & Lyft in Summit County.
Average Drive Times >>>
Breckenridge: 20 minutes
Vail: 50 minutes
Copper: 30 minutes
Denver: 60 minutes (winter expect up to 4 hours depending on weather and numbers on road)
DIA: 2 hours (make sure to get there two hours early, hour at minimum)

2020/2021 Ski Season
Have you looked into how the mtns are doing things this year?
Many have a reservation system (Vail Resorts Mtns - Keystone & Breckenridge in Summit County), or first come first serve like A Basin is doing (I won’t go near those mtns this year lol) with severely limited numbers of people allowed on mountain & at Mtn base.
Day passes are going to be really restricted this year at mtns (doing reservation system) - very limited amount will be available.
With that said, there is plenty of other fun things you can do!
I also want to make sure you have looked into & understand Colorado (and Summit County) CoVid Rules. Some people get here, find out, and then are very upset as they don’t agree with our CoVid Regulations.
10/13/2020 Local cases have gone up drastically since Labor Day. County and State ask that you cancel any trips to Colorado if you are exhibiting/have exhibited any symptoms, or have tested positive for Coronavirus within 14 days of your travel date. County, State, and Federal Guidelines require guest to stay in Summit County to quarantine (at their expense) if they are exhibiting symptoms, test positive, or have been in contact with someone that has tested positive.
We expect our guests to follow local & state CoVid Rules. If we find our guests are not they will be told to leave, and will receive no refund.
If you stay for more than 7 days you can have access to the house kitchen - please discuss prior to arrival.
In the mornings we are up around 6-8 a.m., and I make coffee: I mention as while I try to be quietest I possibly can be, there will still be a chance of a little noise.
And at night we aim for a 10:00 p.m. quiet time: We may not be asleep, but we keep noise to minimum as much as we can.
A Cleaning Fee of $100 is due during your stay - we pay a living wage, and the fee covers the costs of cleaning products, laundry costs, and wear.

If it takes more than an hour to clean room after you check-out you will be charged accordingly.
"The Guest is held liable for any & all damage and loss during their stay on the property, including but not limited to: furniture, accessories, dishes, appliances, and anything else on property or in home. Guest will be charged after inspection has been done if there is cause. The hosts will not be held responsible/liable for damage, loss, or otherwise to guests or their belongings."
